This feasibility study for a corner allotment adjacent the commercial precinct of Maroubra Beach has been designed to extend the commercial zoning and mimic adjoining building heights and setbacks. 8 residential dwellings over 3 levels sit on top of commercial and parking areas on the ground floor. A maximum of 4 dwellings on each level have been designed so that shared party walls are minimised and each apartment has multiple orientations to provide passive cross ventilation to each dwelling.

The area is currently under consideration by Council for re-zoning and the feasibility offers a possible built option for the site.
